In my builder community I get asked all of the time “what is Barnabas’s niche”. The truth of the matter is that Barnabas is an artist that will still hang your doors as long as he has variety over the course of the year. He loves to solve problems which makes him a much better fit for renovations than for new home construction. And he really likes people so he is determined to meet a variety of needs and can accommodate different tastes and budget without compromising on quality. The builders they say “but does he do decks, fences, high-end only, custom woodworking…….he has to have a niche”. So then I go to Barnabas and say “you have to have a niche” to which Barnabas responds I just like to build. It breaks the “business” rules but it is the truth.

We got a call from a senior on a budget. Her budget was so low that I was very surprised when Barnabas said we were doing her job. The thing is he was able to give her an adequate product to meet her needs while utilizing scrap wood we had left over from another project from long ago. He did not build her the long-lasting fence that he normally does but she had a need and he was able to accommodate while communicating clearly what she was going to get.

Glossary Term – Design Build Agreement

What is a Design Build Agreement?

A Design Build Agreement is another one of many Agreements your contractor might put in place for your construction project. It is a very involved process that is complex and executed differently by different Contractors. In essence with a Design Build Agreement your initial consultation will be about developing a relationship, choosing a Contractor and then hiring him to support you in planning, designing, budgeting and then building your project for you. When you go with a Design Build Firm you are not looking for price but rather an experienced builder that you trust.

Cadder Deck Done – First Kelowna Deck

It is a 600 sq ft deck with benches, storage underneath and a privacy fence/variation of a rail. It wraps around two sides of an original house that will be the future carriage house on our client’s property. I hope that this space is used and enjoyed for years to come – Kelowna is the perfect place for a deck and outdoor living.

Glossary Term – Cost Plus Agreement

What is a Cost Plus Agreement?

A Cost Plus Agreement is another one of many Agreements your contractor might put in place for your construction project. It requires a Scope of Work and a monetary/investment amount just like in a Fixed Price Agreement but the amount is an ESTIMATE ONLY. The Contractor will cost track your job and charge you for actual hours and actual material costs plus an agreed to mark up. Sometimes the mark up is a percentage and other times it is a fixed mark-up amount. The plus side is that the Contractor does not have to cover himself for the risk and so his quote might come in lower. However if the job goes over you will have to pay.

We have used Cost Plus Agreements for larger projects but prefer to work with Fixed Price because everybody feels more comfortable. As well Barnabas is a great builder and good at the paperwork but does not LOVE the paperwork and Cost Plus is more time consuming from a clerical perspective.

Just Another Fifteen Dollars?

I had an email from a service person I deal with and they asked me to pay them a fifteen dollar fee to cover the cost of express shipping paperwork – paperwork that they were supposed to ship weeks earlier by regular mail but forgot.

It brought to mind a recent comment by a client “I am happy to pay premium but do not want additional charges for every extra detail”. I understand the business practice of charging for extras and I understand the responsibility to charge enough to stay in business but I can relate to this client’s comment. Sometimes fifteen dollars is a small price to pay for years of continued business exchange. I know we would not have asked for that money but we grew into that big picture thinking.

In terms of construction these extras can add up but it is the responsibility of the Contractor to know many of these charges. It is also the Contractors job to keep things simple and streamlined so that the client can receive the care and customer service they expect. None of us are perfect additional costs do come up – but fifteen dollars is not worth mentioning.

Glossary – Fixed Price Agreement

What is a Fixed Price Agreement?

A Fixed Price Agreement is one of many Agreements your contractor might put in place for your construction project. It requires a Scope of Work and a monetary/investment amount placed on that work.

The Contractor is putting a little more on the line in regards to his risk with a Fixed Price Agreement and you might expect cost to be higher than if you are being offered an estimate only. The plus side is the amount is firm and unless work deviates from the Scope of Work you will pay that fixed amount only.

We have been using Fixed Price Agreements for most of our projects over the past eight years as it keeps everybody clear and comfortable. We do incorporate Allowance Items which can result in overage but in that case the client knows where the extras are coming from and why.
